Q: What steps do I have to take to build a house at RiverSound?

A: The steps that you take, and the order you take them, will depend on whether you own a Lot in Phase I or Phase II

Phase I Owners

  1. Select your house plan
  2. Have a Surveyor locate the corners of your lot
  3. Make sure the house you choose will fit on your lot, considering all of the building setbacks
  4. Select the location of your house on the lot
  5. Based on your garage location, pick out the location of your culvert, noting that most people have their culvert and garage located on the same side of their house so their driveway doesn’t cross the front of the house
  6. Have the culvert installed
  7. Submit your house plans to the RiverSound POA Architectural Review Board for approval
  8. Choose a builder, (take this step sooner and the builder can assist with many of the prior steps on this list for you!)
  9. Submit all permit info required by Chowan County Building Inspections (see Building Permit requirements and sample application at the “ Permits” link on this website)
  10. Refer to the Documents section of The Owners Circle link of this website for pertinent reference material before proceeding with any of the above steps.

Phase II Owners

  1. Have a surveyor locate the corners of your lot
  2. Meet with John Morgan of Chowan County Health Department to determine where your septic system can go
  3. Install driveway culvert
  4. Clear an area for driveway and building area
  5. Select your house plan
  6. Submit your house plan to the RiverSound POA Architectural Review Board for approval
  7. Choose a builder, (take this step sooner and the builder can assist with many of the prior steps on this list for you!)
  8. Drill a well, if required (some Phase II lots have access to County water lines)
  9. Supply all permit info required by Chowan County Building Inspections(see Building Permit requirements and sample application at the “ Permits” link on this website)
  10. Refer to the Documents section of The Owners Circle link of this website for pertinent reference material before proceeding with any of the above steps.

Q: What utility companies are available for RiverSound homeowners?

A: These are the utility companies available.

  1. Albemarle Electric Membership Corporation (1-252-426-5735) provides electric service.
  2. Century Link (1-855-538-9448) provides hard line phone service and a relatively slow version of DSL.
  3. Direct TV, Internet and phone bundles are available through AT&T (1-844-217-1455)
  4. Dish Network (1-866-959-5044) offers a variety of satellite TV packages
  5. Verizon Wireless (1-800-922-0204) offers cell phone service.
  6. Chowan County Water Department (1-252-482-7477) provides water to Phase I homeowners and to a few Phase II homeowners who have county water lines servicing their lots.
  7. Chowan County Health Department (1-252-482-6003) supervises perk tests for Phase II septic systems and issues well permits for Phase II lots not serviced by County water lines.
